Job Overview
We are seeking a detail-oriented and proactive Estimator/Project Coordinator to join our construction team. In this role, you will support the estimating process by coordinating project bids, analyzing costs, and ensuring accurate pricing, while helping keep active projects organized and on schedule. The ideal candidate combines deep wood-framing knowledge with strong project-coordination skills and works closely with the Project Manager to deliver precise, competitive estimates that drive successful project execution.
Responsibilities1. Estimating
- Material Estimating: Perform highly accurate quantity take-offs for all wood framing materials, including dimensional lumber, engineered wood products (I-joists, LVL, Glulam), wall panels, roof and floor trusses, sheathing (OSB/Plywood), weather barriers, and structural hardware (e.g., Simpson Strong-Tie / MiTek connectors, fasteners).
- Blueprint Analysis: Thoroughly review architectural and structural drawings to determine the scope of work, identify discrepancies, and ensure all structural load paths and framing details are accounted for.
- Pricing & Bidding: Solicit and evaluate pricing from lumber yards, truss plants, and hardware suppliers. Prepare comprehensive bid proposals and cost estimates for prospective projects.
- Value Engineering: Identify opportunities to optimize framing layouts, reduce material waste, and suggest alternative, cost-effective materials without compromising structural integrity.
- Change Orders: Accurately estimate the material and labor impacts of project changes, drafting and submitting change orders for approval.
2. Project Coordination
- Material Logistics: Coordinate and schedule the delivery of lumber packages, trusses, and hardware to active job sites. Ensure deliveries align with the construction schedule and site storage capacities to avoid weather damage or theft.
- Document Control: Manage and distribute project documents, including blueprints, shop drawings (e.g., truss layouts), specifications, and Requests for Information (RFIs).
- Communication: Act as a primary point of contact between suppliers, site superintendents/framing foremen, structural engineers, and general contractors.
- Project Tracking: Assist the Project Manager in tracking project progress, monitoring material budgets versus actual usage, and investigating any significant material overages.
Requirements
- Experience: 3–5 years of estimating and/or coordination experience in wood-frame or residential construction.
- Wood Framing Expertise: Deep, practical knowledge of wood frame construction methods (e.g., platform framing), structural framing components, and local building codes.
- Estimating Proficiency: Proven ability to visualize a 3D structure from 2D plans and translate that into a precise list of required lumber and hardware.
- Software Skills: Proficiency in digital takeoff and estimating software (e.g., Bluebeam Revu, PlanSwift, MiTek, or similar) as well as Microsoft Excel and Microsoft Project.
- Mathematical Aptitude: Strong geometry and math skills for calculating areas, pitches, board footage, and load distributions.
- Communication: Excellent written and verbal communication skills; ability to convey technical framing details to both field crews and clients.
- Organization: Ability to manage multiple bids and coordinate several active projects simultaneously in a fast-paced environment.
- Other: Valid driver's licence. The role is primarily office-based, with occasional site visits as needed.
