*Mostly remote *Working with tenants and owners

Cons

Potential Employees- *Turnover is very high with good reason *Your workload will be very heavy (about 60 hours per week), if you are committed to doing the job right. And you will not be compensated for the extra time. *You will have to travel constantly to show properties (often in very questionable areas and in very questionable condition), do inspections for owners, go to eviction hearings, go to quarterly meetings in Lancaster,PA, regardless of which office you work from etc. You are responsible for all gas and toll expenses and will not be compensated for them. *There is very little guidance from management, and often they don’t seem to know the answers to your questions, but you will be blamed if anything goes wrong. *Tenants are often very, very angry because maintenance issues are left for weeks and even months, despite your effort. You will be overly stressed because they will blame you when you have no power to get anything done. *You will have the title of property manager, but you will in essence just be a middleman, with no authority to make decisions. Potential Clients (Property Owners)- *You will be drawn in by the low property management fees, but beware, the extra money will be collected in other ways. You will be overcharged and sometimes, double charged for maintenance issues. When a financial error has been made in the company’s favor, they will not inform you. *Maintenance issues often linger for many weeks due to the lack of in-house maintenance staff, a lack of quality sub contractors and serious communication issues throughout the company. A repair that can be done at minimal cost to the owner often ends up costing many times that amount and the owner never knows. Potential Tenants- *RUN! *The properties are usually not inspected by the townships and don’t have certificates of occupancy. You will probably be promised before moving in that repairs will be done, only to move in and find that nothing has been done. *Repairs will usually take a extraordinary amount of time to be completed, if ever. It doesn’t matter how minor or major the repair is. *It will be very difficult to get in touch with a person when you have a billing or repair problem. You have been warned.

Pros

-somewhat flexible schedule -benefits, including healthcare and 401k (added that because "pros" has to be at least five words)

Cons

-employees deliberately overworked -standards and policies change literally every week -maintenance department takes two weeks to get the simplest thing done and property managers are blamed when it's not done -utter lack of accountability from senior management -entire company revolves around the phrase "it's not my job" and an olympic level competition to pass the buck -they just don't care. They don't care about their employees, the buildings they manage, the people living in them. You can see it in their eyes and hear it in the way they dismiss tenants' concerns and lie to owners when they overcharge them. They cover up their mistakes instead of take accountability and pat themselves on the back for it like running from responsibility is new and innovative.
