Management issues were often not handled effectively due to a lack of HR support, accountability, and clear communication. While the company presents an inspiring vision during acquisitions and onboarding, the reality often fell short of those promises. Communication with owners was frequently frustrating. Owners were often directed through multiple departments and phone numbers without receiving clear answers, creating unnecessary challenges for both owners and on-site staff. In some cases, owners reported significant delays in receiving rental income payments, leading to understandable concerns and dissatisfaction. The company appeared heavily focused on growth and acquisitions, but not enough attention was given to maintaining trust with owners and supporting employees at the property level. Leadership frequently promoted company slogans and ambitious goals, yet many operational issues remained unresolved. Another concern was the hiring culture. There seemed to be a strong preference for bringing in outside management rather than developing and promoting existing employees. This often created an uncomfortable environment for long-term team members and gave the impression that experience and seniority within the organization were not valued. My greatest disappointment was the Human Resources department. In my experience, HR often appeared reactive rather than objective. Employee concerns were not always investigated thoroughly, and decisions sometimes felt influenced by personal relationships and perceptions rather than a fair review of facts. This created a workplace culture where many employees lacked confidence that concerns would be addressed impartially. The company has talented employees and significant potential, but meaningful improvements in leadership accountability, communication, employee development, and HR practices are needed to create a healthier and more sustainable work environment.

Pros

I began my journey at Vacatia in 2025 and it has been nothing short of an incredible experience. From the people you work with to the projects you work on, you feel like you are apart of something big. Vacatia believes in development, challenging the status quo and energizing yourself to build and deliver. The difference between Vacatia and other companies I've worked with is that they actually care about you as a person. The work you are doing makes true impact and contributes to something you can say you were apart of years down the road. I am so happy I joined such a welcoming and forward thinking company! Highly recommend

Growing pains that come with start-up environments. On the flip side, there are tons of opportunities to make a huge impact to improve processes and create efficiencies.

DOSM and direct reports were the absolute best.

Cons

While I valued the opportunity to contribute, my experience at Vacatia was defined by leadership challenges that made the position unsustainable. My direct supervisor frequently engaged in unprofessional behavior, including argumentative after-hours calls and a micromanagement style that created a hostile environment. Revenue strategy was often based on unrealistic assumptions rather than data or market conditions. For example, monthly revenue goals were set using arbitrary benchmarks (“we have 3,000 units, so we should make $1M”) rather than Florida’s well-known seasonality, property limitations, or local demand trends. Leadership operating from outside the U.S. further widened the gap between expectations and reality. These issues contributed to a lack of psychological safety and made it difficult to perform effectively. Vacatia could benefit greatly from grounded revenue practices and leadership that respects both market dynamics and employee well-being.
