Pros

Because the company is so small, every office employee gets experience doing a wide variety of tasks. This wide-ranging experience is especially helpful for new college graduates who are just starting out in the business world and need to get their feet wet in the general practices of how a business is run. This is a great job for a resume booster because of all the different experiences you will gain.

Cons

The owner of the company is a terrible person. She continually makes inappropriate remarks to her staff. I personally overheard her making bigoted and racially insensitive remarks on a number of occasions (for example "Asian people always have the dirtiest kitchens.") She does not care about her employees or her tenants whatsoever. Her main goal is to make as much money as possible regardless of morals, ethics, or just basic business practices. All employees are micromanaged to the extreme. Employees are expected to email a list of everything they did each day to the owner so she can determine if you worked hard enough and accomplished enough each day. She requests that she is BCC'd on every single email that is sent by employees. There is absolutely no autonomy to make your own informed decisions. She will often have maintenance workers work on projects at her personal home rather than having them work on time-sensitive tenant issues. The company is constantly understaffed because the owner does not want to spend money on employee salaries. Even with 6 different properties to manage, she refuses to hire a snow removal company to do anything more than just plow the parking lots. All other snow removal activities are expected to be handled by the small full-time staff of 4 to 5 people including shoveling sidewalks and dealing with ice. There is no work/life balance when you work here. Most employees work at least one weekend day as part of their normal schedule. The office is open 365 days each year so someone is in the office every holiday. All employees are expected to rotate being "on call" for tenant issues for a few months each year. Even if you have absolutely no plumbing experience, you are expected to handle plumbing emergencies when they come up when you're on call. For example, if a hot water heater is broken or leaking, you are expected to handle the situation in the middle of the night. Terrible place to work and the absolute worst part is the complete lack of ethics demonstrated by the owner.

Cons

Working at Harrison Richards was the worst professional experience of my life. Turnover is VERY high here, and for good reason. The owner is extremely condescending, rude, negative, and close-minded. She micromanages everything, but does not effectively communicate what she wants. You have absolutely no autonomy, and it's impossible to complete a task without her criticizing all of your work. She is unprofessional and asks questions/makes comments that are not appropriate in a work setting. Even if she is most clearly in the wrong (which is most of the time), you will be blamed and attacked for her mistakes. In addition to the poor culture, this company runs about as well as the Titanic. The high turnover leads to it always being understaffed which puts pressure and extra work onto everybody else. Tenant requests, general maintenance, and apartment care take forever since there aren't enough people. This means you will constantly have angry tenants taking out their frustration on you. There is no work/life balance here. You will come in early and leave late every day. Also, all managers (even those outside of the maintenance team) are expected to be "on call" for a month at a time. You will be assigned tasks that have nothing to do with your job/are not listed in your job description. For example, I, as a manager, was required to do tasks such as snow removal, pest treatment, cleaning, maintenance, etc. Overall, the owner is a bully and is the main reason all of the employees leave. Even if you can mentally handle being criticized every day, the low morale, extreme workload, high turnover, and lack of professionalism will make you hate working here. Beware!
