Pros

Decent pay, willing to promote. Variety of properties managed. Not the worst job I've ever had. Some of the properties they manage are decent. Good stepping stone to another job.

Cons

You need a thick skin and and a lot of motivation to work here. If you are a manager, you will be required to take the emergency phone home with you often, and receive any emergency call from the 400+ properties, even if you're not that particular community's manager. It will ring at night and on the weekends, and you will be booking emergency contractors and taking calls for serious maintenance issues in your time off. I managed to stay there about 7 months, which was longer than almost everyone else. The company is very chaotic, the leasing systems and finances are messy. They use Yardi but it is not well suited for their particular needs. The owner of the management company works in the same building, and doesn't hesitate to grill you or hold you accountable for things that were messed up for years. I didn't feel very appreciated or acknowledged even though I fixed major pending issues that no one had tackled in months. They had 5 different managers in the year before I got there, and I went through 4 assistant managers in my brief time. People would literally take this job and never show up again by day 3. It's hard to get a tackle on your job because of the strange systems and the revolving door of people quitting. Most of the properties are problematic, dilapidated, and the kind of place only a desperate student would live in. From day one I had angry UT parents and students chewing me out and yelling at me for everything from mold and leaks to ACs that could not be repaired in the middle of July. The owners of some of the individual properties managed by 512 flat out do not want to pay for big work orders and repairs. Every single resident in one complex had no AC for two weeks in July, because it'd be too expensive to change the entire complex off of a chiller system. I called multiple contractors who worked for days to find a solution without replacing the whole system, for it to break again. You can imagine the screaming I had to endure from parents and students. If you are tough as nails and can endure a lot of screaming, you could probably make it there. You could do worse than this job, but you can definitely do better.

Great work-life balance, staff is personable, environment is busy but staff is still intent on meeting you.

Pros

Great experience with excel, property ware, and quick books, relaxed family-like environment, everyone is super helpful and nice when first starting.

Cons

Hourly wage, parking situation, I can't really think of anything else so here is your 20 word minimum. Still trying ok I'm good.
